Terms and Conditions

Prices shown are in GBP and include daily housekeeping, all linen and towels.

Check in time is after 4pm. Check out time is by 10am. Please telephone us a few days before the start of your holiday to advise us of your expected arrival.

Guesthouse - All prices are per person per night based on two people sharing and include a full English breakfast, served at 9am.

There is a discount for single occupancy, subject to availability.

High chairs, cots and stair gates are available on request. Extra logs are available at £5 per bag.

Guests may bring their own craft to a maximum of 26ft. The jetties lie across a meadow. Depending on the size of your boat you may be required to launch at the public launch site over at Coniston village. Mooring fee £20. Please pay any fees on arrival.

Pets are more than welcome on the farm, we have purpose built five star accommodation so that you can bring the whole family along, however with the exception of assistant dogs, no pets are allowed inside the cottages and farmhouses. Deposit/Payment procedure

A non refundable deposit is payable upon booking.

Guesthouse - deposit of 1st night stay required upon booking.

Self-catering cottages - 25% of the booking total or £200 deposit (The Loft, Wynmoor, Beckfoot & The Stables) and £500 (The Barn/Farmhouse) depending on which ever amount is greater.

The balance of the total holiday cost is payable eight weeks prior to the start of your holiday. Bookings within eight weeks of arrival require full prepayment.

Cancellation

If the client does not pay the balance fee at the prescribed time, we reserve the right to cancel the booking. In this event the deposit will be forfeited. If the clients cancels after the booking is confirmed (notification of which must be given in writing) the full amount of rent is payable, unless the property can be re-let. We therefore strongly recommend holiday insurance. If we are able to re-let your accommodation (and we shall make every effort to do so) all monies paid will be refunded, less the deposit.

Changes or Cancellation by Owners

Whenever possible all changes will be advised to you without delay. Should circumstances beyond our control require us to cancel a booking, we will, where possible, make alternative arrangements. Should these prove unacceptable and once instructions have been received in writing from you, you will receive a refund of all monies paid.

Insurance

We are not responsible for any deaths, injuries, illness or loss or damage to property including motor vehicles or to that of any guest, however caused.

Marketing materials

Our website and brochures provide a guide to the quality and descriptions of our properties, but the layouts may vary, we reserve the right to make modifications, which are shown to be necessary in the light of our operating experiences. In the event that unintentional errors, mistakes or omissions occur, we can not accept liability for these details.

Complaints

We will always do our best to ensure that the guesthouse and cottages are clean and tidy upon arrival of our guests, it is essential however that any defect or shortage is reported to us immediately, in order that the problem can be solved as quickly as possible. Should any problems arise while you are here, we would appreciate being advised by you immediately. We ask our guests to leave their accommodation in a clean and tidy condition, and to pay for or replace any loss or damage incurred during their stay.
